NEW OWNER - QUICK REFERENCE
This quick reference is intended as an overview. In the event of a conflict, the Florida Statutes, and Condominium Documents prevail.
Board of Directors: Longwood has five Board of Directors. Board members are unpaid volunteers serving their community. The board is elected by the members and runs the association based on the Articles of Incorporation, Declaration, Bylaws, and Rules & Regulations. Members may make suggestions, but may not vote on every decision. This approach operates much like your elected government representatives. Any member in good standing may run for the board.
Membership in the Association: When you bought a condominium here, you became a legal member and agreed to abide by the association's covenants and rules. All owners share in the common expenses of the association. Any association work must be done by owner volunteers or hired out and paid for by all members.
Occupancy: No unit may be occupied by more than two (2) persons per bedroom.
Maintenance Fees: All owners share in the common expenses of the association. Quarterly Maintenance fees are due on the 1st of January, April, July, and October and should be dropped off or mailed to the Longwood Management office. Please include your Unit number on the memo line.
Mailbox Key: You should have received your mailbox key from the previous owner or your Realtor. If you don't have a mailbox key, please call the post office at 800-275-8777 and notify them that you need a key. The post office is located at 3330 Fairchild Gardens Ave, Palm Beach Gardens, FL 33410. This is just east of I-95.
Garbage and Trash: Regular trash is picked up on Monday and Thursday. Recycle trash is picked up on Monday. All garbage and trash shall be in plastic bags securely tied and placed in the dumpster. Packing boxes must be flattened before discarding. Yellow Recycle bins are for newspaper and cardboard, Blue Recycle bins are for glass, aluminum cans, and plastic. No discarded furniture, appliances, or building material may be put in the trash dumpsters, or in or around the trash enclosure. For disposal of large items such as mattresses, furniture, appliances, and TV's call The Solid Waste Authority at Customer Service (561) 822-2075 arrange for pickup of your bulk items.
Cable TV:Comcast is our cable TV carrier. Your maintenance fee includes basic cable. Please contact Comcast for additional TV, internet, or phone service.
Electric: Contact Florida Power & Light for your electric hook-up or billing questions.
Parking: Each unit has one assigned, numbered parking space. An owner must advise any lessee or guest that they cannot park in the assigned positions without an owner's prior written permission on file in the office. Repair of vehicles on the property is not allowed. Motorcycles, Commercial vehicles, and trailers are prohibited.
Car Washing: Cars may be washed with sponge and buckets with water only. No hoses or detergent or soaps may be used in car washing.
Pets: Each resident may house or keep one (1) domesticated dog that weighs no more than twenty (20) pounds. Each resident may house or keep up to two (2) domesticated cats. All pets must be on a leash when on common property. Owners MUST clean up after their pets. Pets are not allowed in the pool area or in the pavilion.
Laundry Rooms: There are common laundry rooms in each building. Usage is allowed from 8:00 am - 10:00 pm only. If clothes are left in washer/dryer, they can be removed. Washer cycle is approximately 25 minutes. Dryer is approximately 45 minutes. Only liquid soap is to be used. No coins are necessary.
Pool: The pool is open from 8 a.m. to dusk. The pool may NOT be reserved for parties.
Remodeling: Before starting your remodeling project please go to the Documents & Forms page in this website and familiarize yourself with the rules regarding disposal of debris and vendor parking. Some remodeling, such as adding hurricane shutters, installing washer & dryer, or installing tile, wood, or laminate flooring will require prior approval of the Board of Directors. All hurricane shutter installations must conform to the Association's specifications. Unit owners are responsible for installing, maintaining, repairing, replacing and operating the hurricane shutters.
Documents: When you purchased your unit the previous owner should have provided you with a set of Association documents. Documents are available on this website on the Documents & Forms page.
Sale or Lease: Any sale or lease of your unit requires the prior written approval of the Association. You may download and fill out the forms located on the Documents & Forms page and submit to Longwood Condominium Association, Inc. for approval. Please allow several weeks for approval. All dues must be paid in full and there may not be outstanding violations.
